1 – Duration of Stay

The tenant, signatory of this agreement, enters into the contract for a period that may not under any circumstances exceed the initially agreed duration. The tenant shall not, under any circumstance, claim any right to remain in the premises beyond the end of the stay.

2 – Arrival

The tenant must arrive on the date and at the time specified in this contract. In case of late or delayed arrival, the tenant must inform the owner.

3 – Payment of Balance

The balance of the rental payment is due 30 days prior to arrival.

4 – Security Deposit

A security deposit in the amount indicated on our website is required by the owner (in the form of a bank card imprint). The security deposit will be released within 7 days after departure, after deduction for any damage or costs related to restoring the premises.

5 – Insurance

The tenant is responsible for any damages caused by them. They must be covered by a comprehensive holiday insurance policy covering such risks. A copy of this insurance must be sent to the owner.

6 – Use of Premises

The rental agreement is strictly personal and may not be transferred, even partially, to third parties (natural or legal persons) without written consent from the owner. Any breach of this clause may result in the immediate termination of the rental at the tenant’s expense, with the rental fee remaining due to the owner. The tenant must use the property in accordance with its intended purpose.

7 – Cleanliness

The tenant agrees to leave the house tidy, as it was upon arrival: clean kitchen and barbecue, trash removed. Cleaning services are available at the rates listed on our website www.bastidonne.fr. In cases of excessive cleaning required, an additional fee may be charged at a rate of €30/hour.

8 – Peace and Quiet

We ask our guests to respect the peace, lawns, and gardens (no loud activities or ball games). Since the pool of the 3 Mas (Lavandes, Luberon, Olivier) is shared, quietness is expected there as well.

9 – BBQ and Fireplace Inserts

Precautions must be taken to use barbecues and fireplace inserts safely to prevent fire risk. Equipment must be cleaned after use.

10 – Capacity, Number of Occupants

This contract is established for a specific maximum number of occupants. If the number of tenants exceeds the stated capacity without prior approval, the owner reserves the right to refuse the additional tenants and/or terminate the contract or apply additional charges or compensation.

11 – Pool Access

The pool (either 3 Mas or Bastide) is reserved for registered tenants only. Outside visitors are not allowed. Each pool is fenced, and swimming is not supervised. Children are the sole responsibility of their parents or accompanying adults. The pool is typically open from May 1st to September 30th.

12 – Pets

Pets are not allowed. Failure to comply with this clause may result in the owner refusing the stay, in which case no refund will be issued.

13 – Description, Inventory, and Inspection

A general description of the rental property is available on our website www.bastidonne.fr. It includes the address, layout, furnishings, and amenities. A walkthrough inspection is carried out by the owner or their representative in the presence of the tenant at check-in. The tenant has 72 hours to report any issues. After this period, the property is considered to be in good condition. During the stay, the tenant must report any incidents. If damage is discovered during cleaning or linen service, the owner will notify the tenant within 15 days.

14 – Payment

Reservation: The booking becomes effective once the tenant has paid a 30% deposit of the total rental amount (credit cards accepted on our website). Balance: The remaining balance is due 30 days before arrival. If the tenant wishes to pay part or all of the amount with ANCV holiday vouchers (paper or e.connect), they must request this by phone or email. Utility Charges: At the end of the stay, the tenant must pay the owner for any additional charges not included in the rental price (e.g. heating from October to April, extra linen, cleaning, EV charging…). Prices are listed on our website www.bastidonne.fr. Receipts are available upon request.

15 – Cancellation Policy

Contract cancellation conditions: All cancellations must be made in writing. Refunds are issued as follows:

  • Cancellation up to 21 days before arrival: the 30% deposit is non-refundable. The balance, if already paid, will be refunded.
  • Cancellation between 20 and 8 days before arrival: 50% of the rental price will be retained.
  • Cancellation between 7 and 2 days before arrival: 75% of the rental price and related services will be retained.
  • Cancellation the day before, the day of arrival, or no-show: no refund will be issued.

Flexible rate e-commerce cancellation policy: Guests without cancellation insurance via credit card or other provider can opt for the flexible rate: cancellations up to 7 days before arrival are permitted, with only 5% of the rental amount and any bank fees (card or transfer) being retained. If the stay is shortened, the full rental amount remains due. No refunds will be issued.

16 – Internet Use

Internet usage must comply with French law.

17 – Disputes

In case of dispute, jurisdiction is assigned exclusively to the courts where the property is located (Dignes-les-Bains).
